The Beach:
White Rock Beach is the main attraction of White Rock, BC, and you will have better access to it when living in White Rock. Most homes in Whtie Rock are within a fifteen-minute walk of the beach, pier, and restaurants. There is 8km of sandy beaches, and you’re sure to find a spot for yourself when you visit White Rock Beach. The beach is divided into two parts, East Beach and West Beach.  The East Beach (Also known as “Dog Beach” as dogs are allowed), is a little quieter compared to the West Beach. The East Beach in White Rock, BC is a perfect place to have a quiet beach day, building sandcastles and relaxing by the water. West Beach houses the White Rock Pier, which is a popular tourist attraction. The White Rock Pier is actually the longest pier in Canada! At 470 meters, it provides amazing views of the White Rock hillside and the residential towers such as Foster Martin & Miramar. The combination of beautiful views, fresh sea air, and incredible south-facing sunshine will make life feel like a movie.

Crescent Beach is a beautiful neighborhood, bordered by beaches and the ocean. Crescent Beach, BC is home to many beautiful character homes that were originally vacation homes for older Vancouverites. If you live within a short drive, the beach can be a perfect daily getaway from modern life, with beautiful sandy beaches and long, winding rocky beaches to explore. 
The area is also a perfect place for ice cream or fish and chips at any of a number of local restaurants. We highly recommend you visit Cotto Al Mare for an incredible Italian ocean view dinner.

For a primary residence, you need as little as 5% down in British Columbia. The minimum down payment is 5% on homes under $500,000, 10% for the remaining amount between $500,000 & $999,999, then 20% on the total purchase price for anything over $1,000,000. When purchasing a secondary residence, you will need 20% regardless of the purchase price.
Closing costs range drastically depending on the property, but in almost all cases you will need to budget:
1. Property Transfer Tax: 1% of the first $200,000 and 2% on the remaining amount up to $2,000,000, then 3% on the remaining amount up to $3,000,000. On a $500,000 purchase, you are looking at an $8,000 tax fee when you purchase a home.
2. Lawyer/Notary Fees ($1,500 – $2,500)
3. Appraisal Fees ($350 – $500)
4. Home inspections ($350 – $700)

On some sales, GST will be applicable. This can be 5% of the total purchase price. Most residential home sales will be exempt from GST.
To streamline the process as much as possible, prepare these documents in advance.

  1. CRA Tax Documents (T4,T1,NOA)
  2. 2 Recent Paystubs
  3. Letter of Employment
  4. 90 Days Bank Statements
  5. 2 Pieces of ID
  6. Mortgage Statement (if applicable)
